schedule of works / specification
Even for small projects, it is advisable to prepare a one or two page schedule of works document to give to the builder along with the drawings.


A schedule of works breaks down the project into a list of separate work items. When obtaining quotes, builders should be asked to put a separate cost to each item on the list rather than giving a single figure with no breakdown. Better still, a full specification or specified schedule of works can be prepared which describes in detail the quality and standards required for each separate work item listed. This is important as, for example, there would be a difference in the quality of finish (and cost to the builder) if say walls were decorated with two coats of paint compared to four coats.


This document should also include any requirements relating to the project as a whole concerning access to the site, parking, hours of work, use of the clients power and water, site accommodation, toilet facilities etc, which may have cost implications for the builder.


Clients will eventually enter into a contract with their builder, which is more often than not an informal agreement rather than one of the available standard building contracts. It is therefore very prudent to provide the builder with a schedule or specification document as well as the drawings to avoid misunderstanding and confusion later on over what has been agreed and what is included in the builders quotation.
