construction phase services

Before work starts, it is often useful for the architect to attend a meeting with the builder to talk through the project. The architect will have spent hours closely inspecting every inch of the drawings, and will have a deep understanding of the building design and any issues which may be problematic during construction.

 

During construction, further detail drawings or information may be needed which the architect can prepare. Other issues may arise eg due to client changes in design and meetings can be attended and site visits made by the architect as required on an ad hoc basis

 

For larger or more complex jobs, the architect can be formally employed by the client to ‘administer’ the contract which typically involves making regular site inspections, checking that the building work conforms to the drawings and specification and certifying completion of the builders work (and its value) at various stages.
